A site plan provides a closer view, usually at 1:200, 1:500, or sometimes 1:1000, depending on the size and complexity of the proposal. The scale should be large enough for a planning officer to read the information clearly without making the drawing unnecessarily large.
It should show the existing layout of the site and clearly identify the proposed work. That may include the position of existing and proposed buildings, site boundaries, neighboring buildings, roads, footpaths, driveways, parking spaces, gates, walls, and trees.
The exact detail depends on the project. An extension site plan may show the existing house, the extension footprint, garden boundaries, and nearby homes. A new-build proposal may need a much fuller layout, including vehicle access, turning space, bin storage, landscaping, cycle parking, and distances to boundaries.
Where relevant, a site plan can also show the direction of north, levels, drainage features, public rights of way, protected trees, and the position of any demolition. The aim is not to overload the drawing. It is to include the details that help the planning authority assess the application without guessing.
A good site plan makes a clear distinction between what is already there and what is proposed. Labels, hatching, line styles, or a simple legend can help, provided the drawing remains easy to read when printed or viewed on screen.
If a garage will be removed, show that. If a new driveway will be created, show its position and connection to the road. If a boundary fence is moving, identify both the existing and proposed line where practical. These details can affect privacy, access, highways safety, drainage, and the impact on neighboring properties.
Most householder and full planning applications ask for both a location plan and a site plan. However, local planning authorities can set their own validation requirements, so it is sensible to check the relevant application guidance before submitting.
A simple proposal may need only a basic block plan alongside a location plan.
